Why Did Your Neighbour Sell, But Your Home Didn’t?

October 23, 2026

This Week’s Tip: Why Did Your Neighbour Sell, But Your Home Didn’t?

It’s a question I often hear from homeowners.

“My neighbour’s property sold in three weeks. Mine has been on the market for three months. We’re in the same street, so what’s going wrong?”

The reality is that buyers don’t judge every property in the same way, even when they’re in the same neighbourhood.

In today’s market, buyers have plenty of choice. Small differences in presentation, pricing and how a property is marketed can make a surprisingly big difference.

Take our recent sale at 2/36A Sunnynook Road, which sold in just 28 days, compared with the market average of 62 days.

Much of our work happened before the property even went online. We worked closely with the owner on everything from carpet colour and staging to backyard improvements and whether ready lawn was worth the investment.

But presentation is only part of the equation.

Pricing needs to attract attention, and the sales strategy needs to respond to what buyers are actually telling us.

If a property isn’t selling, simply waiting another month rarely changes anything. Sometimes it needs new photos, a different price position, improved presentation or a fresh approach to reaching buyers.

My advice: Don’t just ask why your neighbour sold. Ask what made buyers choose their property over the alternatives.

Because in this market, it’s not just about being on the market. It’s about standing out in the market.
