This Weeks Tip: Things I Told My Vendors This Week

Selling a home today is a bit like sitting an open-book exam.

This week, I reminded one of my vendors why we recommend a pre-sale building inspection before putting their property on the market.

After 18 years in real estate since 2008, we’ve seen many of the same questions come up again and again.

Building reports, moisture readings, unconsented alterations, differences between the title and what’s actually on site, and questions raised in the LIM report.

We can’t predict every question, but we have a pretty good idea of what buyers and their lawyers are likely to ask.

That’s why we do so much work before launching a property.

We encourage owners to arrange a building inspection, investigate and address any issues early, review the LIM and title, and clarify anything that might concern a buyer or their bank.

It’s particularly important now that buyers have access to AI tools, making it easier than ever to analyse documents and raise detailed questions.

In fact, we have an auction coming up next week, and many of the questions buyers and their lawyers have raised are exactly the ones we anticipated and discussed with the owner before marketing began.

So instead of scrambling for answers, the owner is well prepared.

My advice: Don’t wait for a buyer’s building report or lawyer to tell you what’s wrong with your property.

Find out early, get the right professional advice, and deal with what you can before going to market.

The more problems we solve before launch, the more we can focus on what really matters afterwards: finding the right buyer and negotiating the best possible price.
