This Week’s Tip: ROI – Spend Smart, Not More.
One of the biggest mistakes I see is homeowners spending money simply because they think they have to.
Yes, presentation matters. But not every dollar spent delivers the same return.
This year, before launching 36 Woodstock Road, Forrest Hill and 9 St Lucia Place, Unsworth Heights, we carefully looked at where the money would make the biggest difference. Instead of full renovations, new kitchens or bathrooms, we focused on simple, high-ROI improvements and a good tidy-up.
The result? Both properties sold under the hammer after just three weeks, and both exceeded the owners’ expectations.
Even in a buyer’s market, a well-located home with a good layout and desirable features will still attract strong buyers. Many purchasers are happy to do cosmetic updates themselves after they move in.
My advice: Before spending $30,000, ask whether spending $5,000-$10,000 could achieve almost the same result.
It’s not about spending more. It’s about spending wisely.
