This Week’s Tip: Order Your LIM Report Early

If you’re thinking about selling your home this spring, one simple step can save you a lot of stress later – order your LIM Report early.

Many people assume Auckland Council will always issue a LIM within the advertised timeframe. In reality, during busy periods this year, we’ve seen some reports take longer than expected. If you’re planning an auction or deadline sale, a delayed LIM can affect your preparation, as buyers, their lawyers and their banks will often want to review it before making an offer.

Another important point is that a LIM Report isn’t something you should simply file away once it arrives. Like any official document, it’s worth reviewing carefully. This year, we’ve come across reports that contained incorrect information, such as a property incorrectly showing no Code Compliance Certificate (CCC). Fortunately, these issues were resolved after discussions with Council, but they did take additional time.

Even if you ordered a LIM a few years ago, don’t assume it will be identical today. Information can change over time, including flood risk, planning overlays and other Council records. Ordering your LIM early gives you time to identify any issues and, if necessary, work with Council to have them clarified before your property goes on the market.

Finally, if your LIM raises questions or contains unexpected information, consider requesting the Council Property File. It often provides additional background and supporting documents that can help explain the details.

A little preparation today can prevent unnecessary delays tomorrow.
